Belay Investment Group employs a dynamic approach to investing across diverse real estate asset classes and investment structures. The Investment Analyst will have direct exposure to Belay’s programmatic venture partners, working in a collaborative and fast-paced environment as part of the investment team in our entrepreneurial and forward-thinking culture.

The Real Estate Investment Analyst/Associate will work closely with other Real Estate investment team members to perform financial analysis and transaction support for real estate investment acquisitions and asset management as well as underwriting and oversight of operating partner platforms. This position will also assist senior staff with due diligence, process management, market research and transaction closing tasks.

This position can be based in Belay’s Los Angeles or New York City offices. Belay’s Investment Team works a hybrid schedule, three days in the office and two days from home, subject to change.

Posted compensation represents base salary subject to candidate experience. Annual discretionary bonus subject to employee and company performance.

IDEAL CANDIDATES SHOULD HAVE:

  • Bachelor’s degree in business, finance, economics, STEM, or other similar fields of study.
  • 1-4 years of relevant experience at an investment management firm, investment bank, consulting firm, real estate operating company, or leading real estate brokerage.
  • Outstanding written and verbal communication skills.
  • Significant financial modeling experience.
  • Ability to analyze and interpret complex quantitative and qualitative information.
  • General understanding of real estate fundamentals and return drivers.
  • Flexible and adept nature to respond to changing and sometimes ambiguous situations.
  • High level of organizational skills – capable of managing multiple projects from multiple parties simultaneously.
  • Ability to complete tasks with minimal oversight and consistently produce high-quality work.
  • A mindset to view every action and decision in terms of client impact and to understand and anticipate client needs.
  • Phenomenal work ethic, solid time-management skills, a detail-oriented nature, and be a resourceful self-starter who can work independently or in a team environment and take initiative and accountability for work product.
  • High level of integrity and ethical standards.
  • Ability to work well with all levels of internal management and staff.
  • Strong proficiency in Microsoft Excel, PowerPoint and Word, and experience with Argus and Costar.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions. Demonstrated ability to interpret a variety of information, including information in technical and/or mathematical form, and deal with multiple abstract and concrete variables.

KEY RESPONSIBILITIES:

  • Collaborate with Investment Team members to evaluate and analyze existing and potential investments, including financial modeling/analysis and market analysis (Argus and Excel).
  • Review and synthesize market reports.
  • Assist in completing due diligence and underwriting of potential property-level investments and joint venture partners both qualitatively (management team, strategy viability, execution capabilities, etc.) and quantitatively (track record analysis, projected returns breakdown, sensitivity scenarios, etc.).
  • Review, outline, and extract key information from real estate operator pitch books and PPMs, property asset management reports, quarterly and annual financial reports, and cash flow templates.
  • Work with the Investment Team to write in-depth investment memorandums detailing potential joint venture and real estate transactions.
  • Contribute to the cultivation of Belay’s firmwide investment strategy and relative value assessments.
  • Assist with the preparation of client materials as needed.
  • Prepare deliverables for and participate in Investment Committee meetings.
  • Manage due diligence workstreams for active transactions and joint ventures.
  • Work with operating partners and Investment Team members to execute and track asset management responsibilities.
  • Work with team members to complete research, analysis and presentation for bi-annual, top-down investment thesis discussions.
  • Memorialize interactions with potential operators in Salesforce.
  • Work closely with Investment Team members and Managing Principals on multiple tasks simultaneously.
  • Assist in capital formation efforts including the creation and refinement of investor outreach materials, DDQs, and other items.
  • Assist in ESG and DEI initiatives and projects, as assigned.
