Description

Oaktree is seeking an associate to work within the Real Estate Group for a 2-year program. The individual will be involved in all operational aspects of the business, including fund-level cash flow forecasting, financial analysis, cash management, capital markets, risk management, as well as investor due diligence and reporting.

Key Responsibilities:

  • Forecasting fund-level cash flows to monitor returns, cash, liquidity, leverage, capital needs, risk and diversification
  • Evaluating prospective transactions in the context of the overall fund and presenting findings to the Portfolio Manager and Investment Committee
  • Developing analytical management tools to help the team make strategic recommendations on the overall direction of the portfolio and its underlying investments
  • Analyzing fund performance relative to various real estate benchmarks (NCREIF, NFI-ODCE, MSCI, etc.)
  • Performing additional ad-hoc analysis to allow the Portfolio Manager to effectively manage the fund
  • Contributing to marketing, fundraising, and client relations efforts by providing as-needed information on asset, fund, and strategy-level performance, including forecasted returns, performance attribution and distribution timing Participating in various operational aspects of our Income business, with an emphasis on cash management, fund accounting, valuations, asset management and tax structuring

Experience required:

  • 1-2 years of work experience preferably within a commercial real estate investment firm or investment bank.
  • Command of real estate private equity concepts; open-ended fund experience strongly preferred.
  • Financial modeling and analytical skills, particularly in Microsoft Excel.
  • Experience at the asset level; understanding of multiple property types.
  • Excellent communication skills, both written and verbal.

Education:

A Bachelor’s degree in a real estate, finance, accounting, economics or related field.

The base salary for this role will be $140,000 plus a competitive discretionary bonus and comprehensive benefits package.
